WHAT TO EXPECT

 When submitting your claim to your insurance company they may give you the full amount for rebuilding your home, but it will be  according to your policy limits.  If the amount does not cover the rebuilding, there are other sources such as FEMA, government programs and lenders.  If you are having difficulty dealing with the insurance company, you can reach out to a public adjuster that will assist you with negotiating a higher amount with the insurance company.

They have a few lenders that will lend you the money to do the new construction. Terms may vary. 

NEXT STEPS - CREATE NEW PLANS FOR YOUR HOME

 You need to hire an architect or draftsman to create new plans for your home. Once you are satisfied with the plans they will be submitted to Building & Safety for approval. This process can take up to six months. There are Building & Safety fees associated with the process. They are Plan Check fees, Engineering fees and Permit fees. Fees vary upon size of the home. 


There is a possibility that Building & Safety may have a copy of your original plans in their archived records. There is a form that can be completed and submitted to pull the plans. 

However, the plans would need to be upgraded to meet the current B&S codes. There may be a fee for this. 

CHOOSING A CONTRACTOR

 In choosing a contractor to build your home, it is a must that they have experience and be licensed with the Contractors State License Board.   The contractor must have liability insurance and be in good standing. The homeowner must be added as an additional insured on the liability policy and the contractor must provide the homeowner with a copy. 


The contractor needs to provide a written contract outlining the scope of the work to be performed, budget and pay schedule. The contract will include a timeframe for completion as well. The contractor must follow the plans provided. If there are any changes to be made to the plans, the homeowner  and the architect must be involved in the changes. All changes must go through Building & Safety for approval. 

ONCE THE PROJECT STARTS

Once the project starts, each phase must be signed off by one of our internal inspectors and a Building & Safety inspector.  Each phase must be completed in a timely manner to keep in line with the schedule.  There are several phases in completing the project. 

Once all phases are completed, Building & Safety will issue a Certificate of Occupancy meaning you can move into your new home!
